Nothing wrong with the concept but not strictly the business portion of what we are into.I would never invest in SFHs due to the higher risk, higher maintenance, and lower monthly return but I have always held true to the concept of "income investing" and I have done very well by it.

If not - we will go into second stage negotiations to get a better price.Once we agree that the price is right - that is low enough to make an equity profit - we will than use my pro-active auction marketing system (one that I have used for over 20 years) to sell the property  - all cash in as is condition with NO contingencies with settlement in 30 days.We will advertise the property for sale for 3 weeks and than have a public auction - so as an example if we control the property for $100,000 and sell it for $120,000 - that means we make $20,000.How much do you make if we are successful in finding an assignee?

I can be able to fund you before then but before we proceed further i need you to understand that there is a $650 fee attach to the loan and that this fee will be paid upfront and cannot be added or deducted from the loan amount....If you fee uncomfortable because of this fee then i cannot be able to continue....Let me know if we are to proceed or not"

This is why we are almost exclusively a B/B+ turnkey operator, it is very difficult to find the kind of deals in A areas that leave enough margin for instant equity to compensate for the reduced cash flow (due to high loan payments, high property taxes, etc).
