I believe i found a very good vacant home near a very good elementary school.

I assume i will be able to qualify for 300K profit, with 75K in transaction cost (6% RE commission + 2% tax + 2% on Misc spruce up/staging/mortgage etc)Cash flow is positive because of low mortgage, 15 year interest at 2.625, But rental yield is very low 4% based on current market price that is the nature of the yield in this area i can find 5 or 6% yield maximum if I find wholesale or auction property in my area. 

This way you can eliminate PMI at later stage as refinance.

I am unsure if I should let the tenants lease expire so I can stage properly, Or try to sell with tenants in place.

I would note that most of your business on this side will likely be early stage buyers so dont waste too much time trying to land large listings... most of those will go to larger commercial firms.

It is a great experience to be able to push through the 'demoralized' stage of one's first major renovations and see the house get re-appraised more than 20% higher that next year.
