Selling Duplex In Houston,Tx

Good morning, I own a duplex (actually it's more like two houses since they share no common walls,its the garages that unites them) in Houston,Tx 77036. I am interested in selling but am overwhelmed as to how to do it. I am moving to Florida and don't feel managing from afar is for me. I am unsure if I should let the tenants lease expire so I can stage properly, Or try to sell with tenants in place. I realize that mostly it will be investors purchasing the property but I am also aware that they will pay less. All advice appreciated!
