Difficult to find 3 bed, 2 1/2 bath per side, in a great neighborhood in a growing community.

@Luke Corigliano, I have a great local CPA I can refer you to, if he is taking new clients, and a backup if he is not.  

I think you'd find it difficult to get where you want to go with your $85k and I don't think use of those funds for that purpose puts you in a good risk profile with regards to capitalization and exposure, personally.ID of a multi-family that you can rent out...

If they are not then the other partner or spouse could make it difficult for you later.

Here's an interesting one: who is responsible -->My client sold a 4plex - in the negotiations they agreed to cover costs for a Home Warranty for the new buyer. 60 or so days later - the property closes at a title company.

Likewise, I fire clients that lie to my face or that plain ole waste my time i.e. always wanting to look but never willing to commit on an offer.

With 2bd rents in the $1600-1700 range, that's probably difficult - this is likely a 2/1 + 1/1 based on the purchase price.
