I'm seeing price cuts and deals...buy again now or wait longer?

I am sitting on lot's of money to invest and am seeing nice houses for great prices again. Interest rates suck right now but I'm seeing properties just sitting and multiple price cuts. I'm veeery tempted to start buying again. Then again, I believe based on the data I've seen that it will still keep going down a bit more and if I buy now, I might be getting a good deal but if I wait, I MIGHT get an even better deal. 

To some extent I'm also looking for a new primary residence on acreage so that I have a higher quality of life (no awful neighbors). 

Anyone else in the same boat? What are you doing and why?
