Odd ball deals may not sit well with a judge especially when he sees a poorly written contract.So again, 11 months later, my suggestion is that you keep with local customs in your contracts and see an attorney to at least bless them with legal water.

While using the 70% formula is pretty popular and probably works pretty well, I agree with Aaron about the fact that you should have a good handle on all the costs associated with buying, holding, rehabbing and selling a property.Without a deep understanding of all the costs that go into rehabbing and renting property, you can't fully understand your customer's business, and without fully understanding your customer's business, you can't serve your customers nearly as well.And just like pretty much every other business, real estate wholesaling is about customer service...
