just wondering...Buying something that needs work, house hack and airbnb it monthly rental is a way to go...Jax has a monthly tenant need too, or you can do annual lease too of course....you said multifamily, t, I assume duplex, or 2+ bedroom single door, and rent out rooms..live in it for a year+ and refi cash out, repeat...hold it long enough for equity, some finc. places are doing a heloc on an investment property as opposed to requiring it to be owner occupied.., LOC are better than refi's if it applies to you come time..BBVA bank has an un unusual good loan going on for first time.. there might be rehab loan built into it.. so as for getting rehab money, there isa rehab loan out there...or can use extra rent for fixing things upgrades..

The public assessor records are good to ID what the permitted SQ. feet are, sometimes it will show the total bathrooms and bedrooms as well, depending on the county, as well as recent sales and what the yearly taxes are.

It is comparable in square footage but does not have the basement or washer/dryer hook ups, plus one of the bedrooms is upstairs (very narrow stairs and steep ceiling angles in that bedroom).

Purchase price: $197,500FHA 3.5% down: $7,000Mortgage, taxes, Insurance: $1,5352 Bedroom rent: $1,1001 Bedroom which I'll live in for a year but could rent for $850Barber shop in building: $650The only thing I pay for is heating which was $2,000 total for last year the rest of utilities or paid by tenants.My question here is with me owner occupying I will clear $215 but once I move out I will clear $1,065.

Elvia, the last time this came up for us in Bolingbrook, the village reported that theyhave adopted the 2006 International Property Maintenance Code guidelines on this, it boils down to 70 sq. ft. of bedroom space per occupant.
