Of course this is not a guarantee, but historically that is what these have done...so you can make very good monies in this model quickly.The pools are rated (aaa, bbb, etc.) by Bear & Sterns, Moody's, etcIt is a very nice niche that most people dont know about...you are picking up securitized real estate pools (essentially).If you would like more information I am happy to assist you provided you are willing to pay me a small percentage for the assistance.

Partly because I am truly self employed and no one is holding my hand...no one will be handing me a check at the end of the week for my efforts if I fail or if I'm just learning...I have no assistant...no mentor...no boss.

You can sell the note to a note buyer but honestly the overlevaging will make it not very attractive to a note buyer but you need to create a seller financed note first then you would sell it to a note buyer.Before you even setup the note you would want to be working with a note expert whom can assist you in properly structuring the note before you jump in from the my understanding most note investors can this "pre-flighting" the deal.

Some agents that carry 50 to 100 REO listings at a time, would often prefer that the buyers use another agent to assist them in buying because as the listing agent of so many properties, they don't have time to baby-sit transactions.
