Unethical Real Estate Agents

So we have been investing in rental markets for some years but just started working on rehabbing. Man, it seems as though every real estate agent we get into deals with are unscrupulous and bend toward illegal with what they do.

It seems that they must deal with people that don't know anything about real estate and they just mow them over and make them do things that are just wrong. We got into a deal with an agent recently and she did everything wrong but because we know it's wrong and called her on it she began one lie after another. We got into contract and she told us the lady died inthe hospital but 2 days before signing she says oh I was wrong she died in the house. Our offer would have been less and others probably would not have bid against us. That is just the tip of the iceburg with what she has done.

Anyone else finding this same thing with agents? Normally I don't deal with agents but with this one we didn't have a choice.
