A third, and another one you really need to be aware of, and may not be able to find out a whole lot about is an empty reserve fund, that will have to be filled, and maybe suddenly, to fund necessary repairs and maintenance.Before you do anything, google homeowner association forums to discover some of the problems some homeowners across the country are facing.

Hard money and seller financing are two options for those that are credit impaired.Now obviously improving your credit should be an extremely high priority, because money gets a whole lot cheaper when you have good credit, good assets, and a good track record, but I wouldn't let bad credit stop you.I personally am the type of person to figure out what I want to do, and then figure out the way to do it.

The whole purpose of a lease-option is to allow a buyer to build equity as they don't have a lump sum for a down payment, they won't have it at settlement either in most cases.And as John mentioned above, the Trust will need to sell the property.I believe SC has established a special Land Trust statute and while the "Land Trust" may be a marketing issues, a trust may be established in any state to hold real estate.
