Looking at a small multi-fam in Jersey Village with a 203k as our first purchase and just starting the process of gathering information

This is why I used a realtor that owns and manages her own investment properties since she was a gold mine of accurate information when I first started.  

I want to be able to run the numbers as accurately as possible so I am interested in any advice you guys have for me.  

I would consider a Realtor and a Contractor to help with accurate estimates.

Insurance seems low for a 4 family, try to get a quote for an accurate value.

We analyze a lot of house so we have to be pretty fast and accurate. 

Particularly one who gives accurate comps, will submit creative offers, and have access to NAID number for HUD properties. 

In my opinion it's always best to gather multiple points of view because there is always something my narrow field of vision will miss.

(after going back and forth with his wife they couldn't come to specific number)We set a time for this Saturday and I will be taking a look at both. i will run comps on both prior and will walk through and take pics and not any damageMy question so far is aside from gathering this information what else should I gather?

From what I gathered so far in my learning, if I want to flip a home I should look for something relatively low.
