When I have a clients who want to write low-ball offers, we talk about the pros and cons of doing so. 

What would be the best thing to do to get the ball rolling?

Might be cheaper but that would be copper and conduit for the Plumb and Electric and brand new ducts.All the interior redo simply ball parking it - Framing, New Drywall, Hardwood (not laminate), Tile,  Kitchen Cabs and Vanities, Granite, Plumbing and Electric Fixtures, Doors and Molding, Insulation - $75K +/- 10Outside siding work?  

IE they will low ball the appraisal and the seller has the choice of dropping or canceling the purchase contract.

I was not doing this pre-recession, I can't speak for what the pre-recession slime-balls did.

@Alexander Ball If say you did wrap in 30k repair budget; In the repair input of the calculator, would you leave it blank or would you add a few $k to be safe?
