@Ryan TalmadgeThe fraud here is no joke during the last 6 months.We've done a lot to curb stomp it for our owners investments and the community at risk of falling for it, but there's still too much and not enough public awareness unfortunately.

Tenants are required to upload numerous documents relating to their financial situation, etc., which leads to questions, delays, foot-dragging...I have a few applications submitted, but have not received any follow-up from the state on processing or approval.

Every year you own the property you should have more equity through the principal being paid down on the loan (by the tenant) reducing the amount owed on the property, and the home appreciating over time.Let me go through a numeric example with you on these builds specifically.We will use a new build that is priced at $238,000 that has an estimated market value of $285,000 upon completion which is typically the range that we are seeing with the new builds we are working on. 

I've still got a lot to learn on the many, many neighborhoods of Milwaukee and recognize that making rent as affordable as possible will require investing in areas that may be more challenging. 

I definitely have a lot to think on going forward.

My partner and I are both high income earners and live comfortably but we work a lot to support that lifestyle.

She has split her "discount" between the tenants and, just recently she had her boyfriend move in with numerous vehicles, a great dane, etc.  

@Mike MedinaToo many variables...basement or no basement....simple truss roof system or cut up with numerous gables and vaulted ceilings....viynl siding or brick and stone....covered porches or treated decks....i could go on.Do you have a set of plans drawn ?

The condo owner finally had to evict after the HOA imposed numerous fines on him following repeated demands to keep the noise down during quiet hours were ignored.

Gas isn't an option for me and with the basement already finished, seems like it'd be a lot to remove the ceiling to install vents.
