I personally wouldn't gut a unit that doesn't need it and would focus on making it mechanically sound and aesthetically pleasing without busting the budget trying to make a rental look like the Taj Mahal.

Question I would imagine these discounted notes are bringing in a nice yield currently why exit.. you probably won't be able to recreate the great deals your getting today... is there a mechanism to have the current members just buy the notes individually if they wish to keep their cash flow coming in...

Certainly all of the above, particularly the hunt and the numbers, but I'd probably add that the satisfaction of finding the best team to delegate to in every particular location, meeting, identifying and verifying the pros from the mass idiots who lure investors to their financial graves, then knowing you can virtually play the numbers without ever having to set foot there again, there's just a well-oiled, smooth feeling to the whole infrastructure/mechanism you build there that's unbeatable for me.

Even though things might look pretty you need to take a closer look at mechanicals and all the other items you can't see.Does the seller have pictures of the rehab replacing everything??
