(Cheap fix for squeeks when the floors already removed )You can then add another layer of subfloor with plywood or OSB.Another option is special underlayment made specifically for sound reduction on laminate/wood/vinyl floors.

I am hearing from larger PM companies (not just my own) that leasing has definitely softened due to increased saturation of apartments in midtown, and this is also the worst time of year to get stuff leased in the midwest (OK, maybe January/February is the worst).I was able to get really good rents and things rented quickly this spring and early summer, but the length of vacancies started getting longer the later we got in the year, and I have a couple units in the same area that have been vacant for 30+ days with rent reductions/concessions coming.

In order for this owner to be in a position to do owner financing on a $1,000,000.00 property it means he is a fat cat with allot of experience who will take 10 to 20 new investors just like you and eat you for breakfast.

I think that this is the optimal route in terms of return on time invested and risk reduction via diversification.I do think however that if you are willing to dedicate yourself 100% to being the sponsor then you will make more money, at the expense of time and with more concentrated risk.In summary, being the sponsor is the best option for the few and being a LP investor is likely the best outcome for the many.For full disclosure I run a company that helps LP investors find the best sponsors in a given asset class or geography.

As the seller, if you aren't as versed in market activity like alot of you investors, listing book is a great tool, mainly because it gives you the up to the minute status on activity in the immediate area where their homes are listed and they're more receptive to a price reduction based on what they're seeing.
