The margins were razor thin and when I dug deeper I couldn't find enough legit comps to make me comfortable. 

The bank rejected our offer and that was that.My agent and I are pretty sure that the seller's agent got involved with the bank thinking we had deeper pockets and could be pushed higher.

As I plunge deeper into the real estate and security investing world, I am starting to see there is no place to really learn either one except through experience.

Do you guys follow a specific check list and then dig deeper from there?

Either invest in a different market or invest your money in a different asset class and wait for the market to dive.
