EXIT STRATEGY HELP!

Hello BP! 

I'm in need of exit strategy assistance for a potential flip I'm eyeing. 

I'm newly self-employed so from my understanding a traditional mortgage could be out of the question for 2 years. 

Does anyone know of any lenders w/ reasonable rates that will consider the refinance if there are tenants in place and the property is cash flowing positively??

Sounds like you need an entrance strategy (and maybe an exit strategy too). Tenants in place is a negative if you will be doing a flip, unless it is a multi-family repositioning. There are a ton of hard money lenders in SoCal that may be willing to look at your deal and tell you if they would lend on it and under what terms ... most will want to see some skin in the game from you in terms of down payment and/or funding repair costs.
