I have been around contractors my whole life, and have been on numerous job sites/rehabs, so I have developed a very keen sense of locating very professional contractors, and knowing which contractors to stay away from.

Just go to your town's development office and get a re-roof permit for the small area that needs to be changed.

A development near me has been re-zoned for duplex construction and many of the lots are available.
