I visited the property today and it looks to be in good shape other than some flooring, painting, siding it will need, maybe some windows too, there could be hidden damage too, I have no idea I would need to walk through it and take a good look with a contractor.

I really should not need to worry about hang around being a landlord and I should wait for end of lease to sell and enjoy the cash flow for the time being.

I spoke to a contractor who estimates reno at 100-120K per unit.

Get to know some recommended, local contractors. 

Then i bought the property and had a a/c company come replace it when it gave me issues shortly after moving in and the contractor never got an actual real permit.

I understand that I will need to have a network of real estate agents, real estate attorneys, investors, and contractors.

I'm now looking for a foundation contractor myself.

Am working on hiring a contractor but before doing that I wanted to find out what the market in this area requires for level of rehab and different ways to add value. 

Would like to expand my property search a bit and I have a good contractor already setup in that area.
