For any property on the MLS most agents are going to want to see one of two things from the buyer:  Proof of Funds (i.e. a printout of a bank statement with your name on it and a balance at or above the offer price) if it's going to be a cash offer; OR a pre-approval letter from a lender if it's going to be a financed offer.

The original lease would still stand, but you can have them sign an Addendum just to acknowledge the switch of ownership of the lease ( you) and where payments are to be sent and how they are to be made out, or if online payments, how to pay. you can not physically change the rent and i wouldn't bother re writing it on your co. letterhead, that would be a waste of time and a headache.

Liability risk is high, insurance coverage will be an issue, you will get sued if there is a drowning and a waver will be of zero protection.
