The truth is when you get below $700 p/m in rents you wind up with "professional tenants" who bounce from one place to the next always leaving the previous rental wrecked, stripped and owing $$$.

From the wrecks I'm seeing on the market right now it looks like it might be a safer play to plan on a complete gut renovation then to expect a moderate fix-up and risk finding more extensive problems then initially estimated.

My 2/1 within SD city limits is only 684 sqft.It's a fine balance here, and as long as I can find a property that can increase my cash flow, even minimally, and is not a wreck, I'll seriously consider it.
