What would rooms rent for by the night, weekend, and monthly rate? 

Not sure if you are ripe for an EB5 type raise as well, but might look into that, depending on how many staff/jobs you plan to create.I don't know if you can alter the vision or modify it, but you might also consider rotating your theme each weekend/week of the month to have a wider audience.

If there was no GD, the 1/2 day weekend hassle of unclogging that mess in the main stack would have been avoided.

I know that @J Scott wrote a pretty good book on the process though, (just finished it this weekend), and I would recommend starting with that.

Moved down to San Antonio from NYC over the Labor Day Weekend (continue to manage a modest portfolio in upstate NY) and hope to get the ball rolling down here.

Since I worked my W2 as a full-time engineer, most of the work took place during nights and weekends so the rehabs took much longer than anticipated.

Walk around there on a weekend if you haven't done that already to see if you think it's for you.
