Right now I'm in North side village, which is east of the Heights.

. $2 billion+ from Manchester developments, $1 billion+ on seaport village (including a proposed beach downtown), ~$800 million into Horton Plaza, plus a couple of $100 million dollar developments (such as ritz at 7th and market, and 3 similar developments I know of).

I really want to help people own their homes, end the housing crisis, and build tiny home villages and businesses.

Hey Pat,Based on my experience with Unincorporated areas I wouldn't see too many concerns for your renters, the school district is still going to be based on the location of the property, and while many unincorporated areas tend to be pretty rural, many of these villages in the Chicago suburbs still end up having some "in between" areas that are unincorporated and can still be located close to great amenities.

Not seeing it in the villages/suburbs 

I was looking at Pigtown, Penn North, Charles Village, and Eastern (j.hopkins north)

As we were arguing about whose fault it is, they filed a complain with the village, inspector basically said I don't care who pays for it or whether it comes out of the deposit but as a landlord you have to upkeep the property, so we had to fork the cash to get it fixed at that time.
