Don't hide it, don't sugar coat it, say it loud and proud.

Had one home develop significant leaks (this highlighted the failure of our previous contractor to coat the roof adequately). 

The project list includes replacing the kitchen counter-top, repaint kitchen cabinets and a bathroom refresh (i.e. replace the vanity, mirror, lighting, clean grout on wall tiles and new epoxy coating of the existing tub). 

Was it a parking lot coat and reseal?

It has a skim coat over the brick that is coming loose. 

Doors: If the wood is not rotten or in really terrible shape, most of the time they just need a coat of pain and new door knobs.

So in the image below you can see the three closest:  Entry is top right  closet for entry there on the topmaster bedroom straight past the closet and its closest on the right as well in roomthird that i was considering using is the guest closest which is in the room down hall on righti have a portable wagon i was going to store in the front closet but i suppose i can build some way to store it next to the laundry equipmentthe coats / boots then can be stored in front hall not the closet.  

I know it not as simple as a coat per square foot, but it can definitely help.

use several coats of oil based sealer such as Kilz and repaint . run an ozone generator for several 3 hour treatments over a weeks period .then febreze the place .

I can easily get thicker walls for better energy efficiency.2.
