South Carolina (where I live) is a great state for many things but not rental real estate.  

This has been my experience and I live in an ultra-competitive market.

. --- They will offer to fix them in exchange for lower rent, but ask yourself, if the tenant has been living there for 25 years, why isn't everything fixed already?

Most of the “deals” have no meat left on bone except for maybe a long term rental hold after repairs.They ironically sponsor a lot of the meet ups I’ve been too here in DFW. of course they do they live and breath on newbies..  

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it. 

Even if buying a property Subto in GA and you live in FL, you could miss something and the whole deal does a "crash and burn".

Anyone can live anywhere they want if they have the money, and sometimes houses are bought and then rented out without much background checking on the people moving in.

I sold an apartment building and as I lived in the building was always there when my realtor showed it to prospective buyers. 

I live in Seaford, NY and have been searching for areas outside of LI to do my next deal.
