I tipped it over and shovel by shovel bagged the contents in heavy duty trash bags soon to be in a dumpster.I continued on my task going about my business filling the final bags of trash, putting them in the truck bed, and photographing the process for later verification should this case ever go to court.

Pretty rare to see many bank owned properties, but that may flare up post covid.

Put a shovel full of rocks/dirt in there and the little stones and sand drop through.

The landscaping/snow shoveling according to the owner is factored into a reduced rent by one of the current tenants.

@Meredith Mihm are there separate meters in place or would you just be charging a flare rate for utilities?

Tampa and FL are great as a year round sunny place and we dont have state tax.

Local conditions here (South FL) are showing a fast paced market with less properties for sale than anytime in the last 15 years. 

Many undersung areas in FL are predicted to do well in 2021, but I see Lakeland more than others lately and have an investor who just bought there.

The past few years i have been shoveling most/all of my capital back into the properties. 2020's tax filing came in at a loss of 10k after all the deductions. 2021 is looking to be not far above break even.
