Typically you can settle with them for a lesser amount to avoid the trouble but make sure you are on the same page with the PM.

I am definitely wary of the fact that the seller doesn't have any docs to show and my agent doesn't want me to pursue the property because she thinks the numbers they ARE sharing are inflated, but it's in an area that I want to settle in for the long haul and that I'm quickly getting priced out of.

In most P&S contracts, with the sale of an occupied rental, deposits held by the previous landlord is settled with you at the closing, and it's your responsibility to pay the deposit back to the tenant.

His declaration would have helped us obtain, with the judges permission, another appraiser to supplement the 1st appraiser's report.My attorney wrote his own declaration stating that the appraisal was incomplete, however the Judge did not allow a continuance due to the fact that my attorney had already asked for one because he had trial on another case.I had to settle for $70,000 for a property that is worth $300,000+, do I have a good case against my appraiser.
