I recommend a private process server for the speed and the ability to instruct the process server to video themselves serving the papers.

If you are having an issue please pay the $75-$95 to have a process server deliver it which they typically get done in a few days.

Doing so may help a process server to identify your tenants on the offchance you ever have to take them to court.

Working with a remote CPA who has experience in real estate is better than working with a local CPA who does not serve real estate investors.

The difficulty will be serving them without knowing a forwarding address for them (which they know I'm guessing), but you can hire a skip tracer, process server, or often even the sheriff's office to help with this service.
