Landlords cannot prevent illegal subletting
I have run into a scenario may times where the tenant leaves and simply leaves behind someone who is not on the lease. This always ends up with having to evict and months loss and stress. How can landlords avoid getting in this situtaion if tenants bring other peple to live in and leave the illegal unautoried tenants behind.

Hey Sam,
If you are running into this often, it sounds like you are picking the wrong tenants. I am sure with proper tenant vetting and patience, you will find tenants who do not do this. Secondly to avoid this, you could take a larger security deposit (2x months) and state in your lease that a breach of terms, including subletting will result in this deposit being forfeited. Last recommendation I have is making them sign a credit report addendum with their lease stating that you will send them to collections for rent due that they do not pay during their rental agreement. This way, if someone leaves 6 months into their 12 month lease, you can send them to collections which will have a negative affect on their credit score and their record, making it harder for them to find future rentals. Mentioning this during the lease signing will make them a bit more hesitant to do sublet during their lease period.
But, back to my first recommendation, you have to vet your tenants better.
