I was imagining a scenario where I had a 30 year fixed term loan on it and then could continue to ride that loan while seller financing but I understand now that would not be possible for the reasons @Aaron Smith and @Russell Brazil mentioned.

The guy with the sweet ride and is clean cut, is going to cost to much per hour for what we all want to do when we are trying to build equity.

@Blake LowdermanI would look deeply into the properties past rental performance. if the numbers are EXACTLY as you mentioned I would consider the deal.buying at these terms can be tempting but you have to make sure you are not "buying" some one else problems. definitely research the past years income and expanses and verify the numbers.I have personally dealt with properties in small towns like these - its a bumpy ride:-)
