The confusing part to me is that the MLS listings will provide the 1) Gross Annual Income 2) Insurance Expense 3) Gross Annual Expenses, however a quick division exercises reveals that #3 Gross Annual Expenses are 100% of the time less than 30% of #1 Gross Annual Income.

They have an "asking" price, and I used the NOI as revealed in the tax returns to determine what the cap rate is (as the seller sees it at least).

To help alleviate this concern, make sure you have a True preapproval-having submitted 2 years of tax returns, last two bank statements, all debts revealed, etc-and have your lender specify that these have been specifically reviewed.
