I am looking for a property to whole sale to a investor friend partner. Let me preface this by saying we / he are looking for owner finance deals only right now. So I found a realtor that specializes in owner finance and has several properties that we are looking into. Now here is the hook and what I need help with. The realtors want to verify that I have funds available for a down payment as to not waste their or there owners time. Now I am trying to get this property as a wholesale under contract with little of my own money maby just 100 Ernest. So that is my conundrum I want the assignment fee but I don't have the funds verifiable  Help any advice would be great.
