My belief is that investors need to create solid relationships with local investment friendly lenders.

I am of the belief that I would rather take care of any deferred maintenance and larger CapEx issues right off the bat, or avoid them entirely by purchasing a recently flipped or recently rehabbed property.

You are buying a bed and events venue that will sink or swim based on your ability to self develop local marketing for : weddings, corporate dept getaways, mastermind meetings, anniversaries, birthday parties, religious getaways, sports recruiting events, sales conferences, corporate team building, family reunions, off site tailgate parties,etc.

It's that experience that carves my choices on giving (and our belief system). 

And that doesn't take into account other govt. assistance and religious charities that help people stay in housing when they experience job loss.Add in the lowered costs of not driving to work and eating out (as pretty much most of the country does for at least one and in some cases all three meals a day) and he may be better off financially than when working.Before you forgive rent, get documentation that he has applied for and been denied these benefits.

You are defending your belief using a property rights argument to say such targeted actions are "tyranny". 

You should be communicating on this personal level with your tenants anyway (my personal belief).
