I have some auto-denials in the "review phase" based on landlord reference such as numerous late pays on rent, numerous documented lease violations, and move-out damages exceeded collected deposit... but still have yet to enter the "landlord reference/review phase" of my screening process due to the details on their CBR's as noted above. 

@Sanjida RabbaniRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

What Melanie is referring to here is stepped up basis rules that allow you to take the FMV at date of death or at 6 months after death.

You aren't buying a median home you will buy from a smaller area but it gives you a reference point  ($537k/MA and $460K RI and $445k NH).

I’m actually more concerned, and my original reference (which I did NOT, unfortunately make clear) was to short to medium term price declines in any market, such as 2008 - 2012, etc.

I was referred to them through Jason Hartman's Network.  

It's also wise to check references from previous landlords to understand their payment history and behavior as a tenant.Once all the information checks out, you can proceed to signing the lease and collecting the security deposit and first month’s rent.Good Luck!
