I try to redirect them to what I am looking for and them I point out BP to them,  but they get pretty irritated that I'm not taking them under my wing and teaching them everything I know.  

I'm 29 and own two properties now but I'm redirecting my investments into equities largely to make it easier to invest in real estate.

I'd like to re-direct the discussion back to the primary purpose: learning how to transfer 50% interest in the property to a business partner who will be paying me 50% of my downpayment in return for sharing in all profits, appreciation, costs etc etc. 

Strategy is to direct all cash flow to a reserve account until I hit $5K at which point, cash flow will be redirected toward reinvestment.

However, I came across this property, ran the preliminary numbers, and realized that even without wanting to draw the relatively large cashflow on such a cheap property, it would be a pretty substantial cash flow to redirect back into investments.  

Now, I feel wiser (or at least I think I do) and maybe this time I will take advantage of a VA loan with no down, and redirect my capital towards funding a couple of rental purchases (buy/holds).

The vent is located very close to a wall that leads outside, so I'd like to drill a hole in that wall and redirect the ductwork outside instead of recirculating.
