If it's not I'd wager you go move downpayment to 20% and keep full set of reserves on near turnkey-esque(all major capex is 3-5 years removed from being completed) or 75-80% of full turnkey(everything upgraded within 1 year).

I've had similar issues with brokers who make excellent agents, but when they try to parlay their success as an agent into being a broker - fail miserably.
