I don't mean to come off as a conspiracy theorist - I'm not saying this is normal; I have no experience with foreclosures, just parlaying the message. 

probably, but I have no idea, I would definitely wager it's a big majority.  

One idea is to proceed with the 1031x, save on the capital gains, parlay your proceeds into income-producing properties, and capitalize on the low-interest rate offered by these operators.   

I'm willing to wager a significant percentage of both those groups are pre-approved or pre-qualified but not really approved.

There is also a nice 1031 we have upcoming that we might parlay into a few turnkeys if the #s work.

Other areas just do not provide the returns from what I have seen - prices too high and roi to low - want to be able to parlay returns  (still have a slow and steady mindset but maximizing cash flow is priority to me for early stage of investing).      

Options are very good, just need to avoid sharp dips because I am wagering about 1k at a time and any bad luck and I lose the entire 1k.

So I'll wager that if it all does start to unravel it won't be until after a few deals go sour and people start suing each other. 

There's a reason I'm not buying them though... because if cash flow is the driving factor for me, Fanduel has some great parlay boosts :) I want wealth and putting down 50k to make $150/month doesn't excite me.  

So I just parlayed the equity and added cash flow from the value add into my next flips and holds.
