Factory sewing, soldering, baking doughnuts, jewelery repair, diamond cutter, US Army, Motorcycle mechanic, coffee distributors, etc... many of them over lapping, while sleeping an average of 2 to 3 hours a day for years.

@Jay Hinrichs I'm sure we have some overlap in our thinking, some people have an innate skill of selling, some people have to learn it.

But, since we focus on generating income first and foremost, we like B/B+ class areas - the nice little overlap in the Venn diagram of income and appreciation. 

Again, when you want to change the use they require you to meet new requirements that existing buildings don't.You can poke around the Providence zoning regulations though you may find you come up with more questions than answers as the sections overlap each other and their exceptions often have exceptions.

Keep in mind that PA has a ton of overlapping jurisdictions, so be sure to contact the HOA (if any), the township and the county to make sure you'll be in compliance with your business plan. 

Secondly, would be to speak with real estate agents who work with your target properties, and ask them who they would recommend (hopefully you are getting some overlap in managers), and then you can reach out.Make sure that the manager actually manages similar properties in your area (with a similar tenant base).

You'll need rights to make improvements.Your possibilities also overlap with the nature and quality of your relationship, so that's always worth considering.
