With your income, you may qualify for an FHA loan with a smaller down payment, but buying now could limit your borrowing power and increase monthly payments.

However, this has back-fired because it takes time to drive out to the home only to get a firm "NO" to your request.

Considering that my parents and I are not Canadian citizens it adds an additional wrinkle to things as they or I are not able to claim this as the primary residence and avoid the capitol gains tax... a lot to consider and think about.

One good idea is to connect with the social worker department at the hospital to see if you can assist with anyone traveling to the area.
