"Folding" in today's market needn't mean packing up all your marbles; it also includes regrouping ie. cashing in SOME possibly over-valued ones, to pay down previously increasing leverage to more "safe" levels, while still being on the lookout (always) for under-market bargains! 

The statue specifically says that the 1031 must be "subsequent" to an agreement to do the 1031 and that you may not have actual or constructive receipt of the money.

I tend to stick to white shaker cabinets with marble/gray granite counters.

It is new construction (we're the first owners) and has high end finishes (marble, marble, everywhere).

Keep in mind as the developer, you'll be on the hook for any defect of the building if the Association files suit within the statue of limitations.

Statues have probably long since expired to make claim on the surveyor's errors and omissions insurance, but worth looking into.

I would paint the cabinets and get that cheap marble looking Formica and put it on top.
