When I bought it, somebody had tried to burn something in it.

I'd recommend keeping it simple, clear, and unemotional and enforce the lease or you will burn out or not make any profit.

If personal guarantee is given make sure it does not (burn off) after so many years in the primary lease term.

please don't use service monkey. the use Java script and other types of tracking software.

I definitely don't want to burn out.

A cash flow of over $200/month is great, but if your assumptions are wrong (and right now they're presented as incomplete) you'll get burned in the end.

If the breaker has been replaced and the area around the main panel doesn't reek of burning plastic (electrical components melting  smell about as distinctive as burning hair) there is no safety issue. 

Actually it is making money now, I'm just hanging onto it for a while longer as we finish up some unit rehabs, an office remodel, and a burn unit that could be pretty costly.  

The naysayers here probably haven't been burned by enough deadbeats yet.
