Hello All,I am looking to buy Rental property SFH (new build homes) , in range of 550k-660k 2200-2660 sft.I scotted Roseville, RanchoCordova and Elkgrove.Rancho-> Has many new builts and cheaper compared to other areas, at same time many rentals available . 

Also, what others have said, the personal touches on what is in your place (e.g. providing all the essentials instead of having people buy TP, coffee, shampoo, etc.) and the quality of those items (no tattered towels, stained sheets, etc.).

They keep any profits above 12% and it appears they charge about a 2% fee plus a couple other nonsense items (based on my very brief skimming through some info).

HI There;There are two properties built in 1894 located in South Orange, New Jersey. 

The other contractors that I have worked with gave me a full scope with detailed line items of what will be fixed, how much the labor is and how much the material is going to be.

Would like to understand from you the investors standpoint what part of the due diligence that failed.Another item of discussion has everyone gotten over the concept of Passive investing?
