He didn't think it was such a great idea to owner-occupy, with the kid and all; I tried not to show all my cards and the amount of enthusiasm I've got to get this rolling, so I didn't rant about going the FHA route, and only living there for a couple years at max.What about seller financing a portion of it.

What I lack in experience, I make up with enthusiasm!!!

Real estate investing requires understanding a few core principles, and beyond that it is just having enthusiasm and willingness to continuously perform tasks that take you toward the goal you seek.  

Your enthusiasm is to be commended, but judging from your other posts - I certainly would NOT want to be your "Virtual Assistant", and I feel sorry for the one you did hire.
