Am I wrong in thinking that if a company withdraws money from my account, there better be some kind of trail dictating such?

It dictates every element of REI including your rehab.Every strategy has a market it works well in, that can be accessed by every REI.

For most people $15K is not much to work with, but I had a client who started Checkbook IRA with just under $3K for his wife and was investing in tax liens (your investment strategy and your investment goals and plans would dictate if it makes sense for you). 

As others have said, let the property class dictate the type of appliances.

In Fl, you can have someone do the data entry and upload the photos, but you must take the photos, pull the comps, make (or dictate) the comments in the report and assign a market value.

We had looked at owner-finance deals and subject-tos, but for us to dictate terms under our circumstances would require nothing less than simple, cosmetic changes to the properties and little or no money down. 

Account Closed  One thing to be very careful of is the double taxation... if you buy in the city of Memphis you will pay city tax and county tax.. .so be aware of that.And like all rentals, price points will dictate tenant quality. 

Mortgages dictate the lowest price the seller is willing to accept.
