Since I will be maintaining her property, I am planning to offer her to convert it to an Airbnb rental and I will run it for her since I am based in Tucson, Arizona.

I have seen jurisdictions apply the rent control to the ADU on day 1 when it was converted from an existing space that is over 15 years old (such as an old garage).  

Now that I have 12 units completely installed I am working on converting another 2 buildings with 9 more units.

I own three units near Ohio State University that I have considered converting from LTR to MTR.

I wanted to ask and start a conversation about what additional/creative ways people have used to increase rental income or ROI on a property as a whole (such as ADU, converting garages, Airbnb, certain high ROI rehabs).

I asked because there are some things to consider if you plan to use the replacement property yourself during the off-season -> this thread list out some of things to consider if you do a 1031 and convert to primary/personal use

I am thinking of converting it to a regular apartment so rents can be raised easier and increase the sale price in 2-3 years. 

The ADA compliant ramp can only have a rise of 1 inch for each 12 inches of run.
