I asked my agent and he sent me some "best we can do" COMPS but they were not very helpful because they all had so many different attributes compared to the property in question.Additionally, from a commercial perspective, I've run some of the KPI's (CAP, GRM, & COC) and things look good.... but I keep reading that you can't use these for small multi and that I should stick with COMPS.

It's pretty details and goes over different market attributes that you should pay attention to.

One great attribute about this financing is that contract terms can mutually benefit both parties.

Every buyer has different attributes that are advantages and disadvantages. 

For the past year and a half, we have been very fortunate with arrival and departure times, and we attribute a lot of it to very specific and direct instructions before and during their say (Reminder texts to "please NOT start the laundry before you folks leave tomorrow at 10 am", for example).

Wish I could remember who to attribute that quote to. 

My guess though is that this may be a sort of gray area—could the damage be attributable to a “guest” of the tenant since he was only there because of her?
