With any new lease, make sure there is some sort of clause like Tenant acknowledges unit is in good, clean, working condition, free of mold, mildew, pests, etc.  

As a lender and investor I want to acknowledge that their officially 2 sets of books for any business or property.  

We called VRBO and they said they were doing an upgrade and having problems and acknowledged it might be 48 hours before they got it fixed.  

Write an acknowledgement, provide move out instructions, and any walk through information if they want one.

I recommend going to that person first and inquiring if the escrow was released to the seller and what release/acknowledgement they received before distribution.
