Kitchen is basically useless and cannot wash dishes in the tiny sink.

Almost nothing makes it to the right cabinet in the kitchen.

My tenant’s dog has ripped the linoleum flooring in the kitchen.

Total rehab. we removed the galley kitchen and created and open concept with a 24 sf island in the middle.

There was crack in the floor tiles that ran through the kitchen floor and into the hallway. 

The house is a 3/2 and has an ADU with a kitchen, and bathroom.

Look at the property when you buy it to see what the estimated shelf life will be for major items like roof, HVAC, floors, Kitchen, driveway, etc... 

If the kitchen needs an upgrade or the bathrooms, or flooring then you could add value to the house and potentially cash out refinance or get a HELOC based on the new value and use that for more upgrades.

I initially paid out of pocket for most of the interior updates / rehab costs when the family moved in, but now it could use new roof shingles (which we've got estimates on) and some minor updates in the kitchen and garage.
