Add a written notice strongly suggesting renters insurance and list all the other things covered by this inexpensive insurance; things for which you are NOT responsible (damage to tenant possessions due to theft, fire, flood, earthquake, etc), Tenants may not realize that you are not responsible to provide them housing for the remainder of the lease time if the place burns down, for example.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

In Cali we've always found some pretty good investment opps after a major earthquake, flood or fire as so many folks just abandon their properties because they were underwater, under or even un insured.

Every area has their issues with soil, floods, earthquakes, etc., and the government (the taxpayers) can't insure every parcel of dirt in America is buildable forever.

I put the first mello roos in nevada county 11 million bond issue.. we had 480 lots built the first 110... all presold ... the earth quake the war and we did not close a one... it took 20 years plus to unwind that deal.. although I was up there last summer and it was all built out so someone did OK with it.I have 4 subdivisions going now biggest is 27 lots so not doing anything major and trying to get in an out in 12 to 18 months but I hear ya..

In summary, the main building:1) will need to be tented for termites/ants,2) will need basically two full bathroom renovations (floor around one toilet is a bit soft and rotted some of the joist down below, and the other bathroom is an addition that looks like it also might not have been built to code bc has really tight spacing and has a huge crack in the walk-in shower that basically just drains water out into the crawl space below the house and the floor under that area is just totally rotted out),3) would need a refreshed kitchen (sink drain plumbing is in need of repair and at a minimum would need new countertops but likely new cabinets as well)4) they recommended earthquake bracing to the foundation since it’s almost a 100-year-old house and reinforcing part of the cripple wall down below5) found a clog (or at least an area the camera couldn’t get past) in the sewer line.
