I have bought properties with bad title, knowing I could never sell them, if the deal was good enough.

Say I found a home and its foreclosed and I feel the asking price, or deal is good enough where a buyer may be interested, what are the next steps should I take in advancing too potentially closing the deal or not closing it?

I didn't do a good enough job pulling out motivation on the phone.I now prefer to send post cards with a message that qualifies more leads.  

Of course I will be living in one unit and renting the others (hopefully find a good enough deal to actually get paid to live in there for awhile).

If your deal is good enough you might be able to find someone to finance it for you and even teach you a few things.
